A Design-Led Aproach
The retirement village scheme, which is in the early stages of development, is set to deliver 176 housing units for up to 240 residents on the 5 hectacre site. It is also hoped that developing housing in this brownfield location will help the council meet its increased housing targets and reduce pressure on the Green Belt areas surrounding East Hertford.
The operations will be managed as a social enterprise that applies commercial strategies to maximise improvements in human and environmental well-being, rather than maximising profits for external shareholders.
We propose to create a design-led development that reflects Hertford’s architecture while enhancing the site’s ecological setting.
The rapidly ageing population provides the demographic impetus to build a greater number and variety of homes to create more options and services that reflect the lifestyle needs of the local retiring population.
Our vision includes:
Collaboration of assisted and independent housing, integrated with sustainable support facilities in a country village atmosphere.
Integration of footpaths and cycle links with Council’s green infrastructure and developed woodland.
96 individually appointed, one and two bedroom “built for life” apartments situated amongst the natural woodland views.
80 private bedroom care home with 24 hour on-site care and support for those who need it.
Recreation centre with supervised exercise and wellness facilities, including swimming pool, gymnasium, spa, and therapy studios.
Indoor areas for arts, crafts, music studio, media and library.
Indoor meeting and event facilities.
Indoor communal dining rooms.
Indoor private dining areas.
Outdoor leisure and sport facilities including tennis courts, bowling green, boules and a woodland hiking area.
Outdoor communal terraces, fire pits, wood ovens, barbeques and dining areas.
Outdoor concert and event facilities.
Outdoor gardening and storage sheds and allotment gardening areas.
In addition to the facilities and services for residents, it is our intention that transitional care services will be made available to retired Hertford residents for up to four weeks. Beds will be made available with personal care and support for local people discharged from hospital but who are not yet able to live independently at home.
